The Four Steps to Buy

 

The four steps buying procedure


a) Deposit
 
A 2500 EUR  deposit will secure your property purchase.You can pay the deposit via credit card, personal cheque,
travellers cheque or cash .With doing this you will takethat property out from the market and secure the property.The deposit is non-refundable.


b) Sales agreement & Contract
 
A standard contract which we use since years will be prepared.All the details which was spoken and told to you will stay in this turkish and english written contract.Buyers details,sellers details,payment schedules,maintenance fee,bank details,technical specifications etc.


c) Hire a solicitor

We strongly recommend that you employ a local lawyer with experience in Turkish property sales.We will introduce you to an independent firm that will act on your behalf. Their fees have been included in our 'additional cost of ownership'.All solicitors speak english!

Most people hire a solicitor to undertake the legal side of buying their home. It is possible to do the paperwork yourself, but this is a time-consuming business and also risky if you lack the necessary expertise.The solicitor is the key for your stress- free purchase!Untill you get your title deed(TAPU) they will do all thepaperwork on your behalf.

The solicitor will:

-explain you with details your sales agreement&contract,
-answer your all questions about purchase process, legals,taxes,fees
-obtaining  tax number,opening your bank accounts,
-do the payments from your account to the builder  whenever you want and need,
-apply for electricity & gas &water connection and  other utility connections
-pay legal taxes and fees whenever you need and want
-if needed apply for mortgage
-apply to  local land registry office and get your title deed
-apply for authorisation by the Eagian Army Headquarters.
This a procedure that is necessary to check that the property is not within the military forbidden and strategic zones and again with this respect check the identifications of the prospect Buyers.

When you agree with all, contracts will be signed from all parties.If anything get lets you feel wrong you get your deposit back.
 
 
d) P.O.A.-Obtaining  Power of Attorney

We will accompany you to the Notary's office (similar to Notary public in the UK) to sign a document giving your
solicitor power of Attorney for doing all this paperwork. This enables the solicitor to continue with obtaining the
Title Deeds in your absence.*While you obtain a P.O.A. you will have an independent interpreter which will translate all documents in english. Notary and interpreters fees have been included in our 'additional cost of ownership'.


-After all done you will have all originals and copies of
all needed and necessary documents.


-This all will take a half day depending on appointments
and meetings.
